Frequently asked questions

How do I calculate gross rental yield?

Divide the annual rent by the property price and multiply by 100. A price of 200000 with 14400 of annual rent gives 7.20%. The page shows the result with two decimals and recalculates as soon as you change any input.

How do I calculate net rental yield?

Subtract the annual operating costs from the annual rent, divide by the price and multiply by 100. With 14400 of rent and 3000 of costs on a 200000 property, the net yield is 5.70%, which is 1.50 points below the gross figure.

What is the difference between gross and net yield?

Gross yield ignores running costs and measures the rent against the price. Net yield subtracts the annual costs you enter, so it always equals the gross figure or falls below it, depending on how much you spend each year.

How do I enter rent if I only know the monthly amount?

The field expects an annual figure, so multiply the monthly rent by 12 before typing it. A rent of 1200 per month is entered as 14400, and the page does not convert monthly figures automatically.

How do I change the operating costs?

Type the total annual costs into one field. The page does not split taxes, insurance, maintenance or management into separate boxes, so add them up yourself and keep the same cost basis when comparing two properties.

What happens if the property price is 0?

The page shows the message "Enter a price above 0." and both yield figures become dashes. A blank price does the same, because the calculation divides by the price and cannot produce a percentage without it.

Does it calculate cash-on-cash return or mortgage costs?

No. The page provides gross and net yield on the full property price only. Mortgage payments, deposit amounts and cash-on-cash return are not part of this version, so a financed purchase needs a separate calculation.

Can I include mortgage payments in the costs field?

You can type any annual figure, but the page treats it as an operating cost with no label. Mixing mortgage interest into that field changes the meaning of the net yield, so compare results only when both properties use the same cost basis.

How many decimals does the yield show?

Both yields are always shown with exactly two decimals, for example 7.20 and 5.70. There is no setting to change the precision, so round the figures yourself if a report needs a different format.

Is my property data uploaded?

No. The calculation runs locally in your browser and the price, rent and costs are not sent or stored. You can test real investment figures without them leaving your device.
