Frequently asked questions

How do I calculate a rent increase over several years?

Enter the current monthly rent, the annual increase percentage and the number of years. Each year applies the percentage to the previous monthly rent, so the increase compounds, and the table shows the monthly and annual figures for every year.

How do I calculate the yearly rent total?

The monthly rent for that year is multiplied by 12. Year 1 uses the current rent, so 50000 per month gives 600000 for the year, while year 2 at a 10% increase gives 55000 per month and 660000 for the year.

What is the extra versus unchanged rent figure?

It is the total you would pay with the increases minus the total you would pay if the rent never changed. With 50000 rising 10% over 3 years, the total is 1986000 against 1800000 unchanged, so the extra is 186000.

How do I calculate a 10% rent increase?

Multiply the current rent by 1.10. A rent of 50000 becomes 55000 per month, and the following year applies 1.10 again to that new figure, giving 60500. The page does this for each year and lists every monthly value.

How long can the projection run?

The years field accepts 1 to 40 and rounds a decimal entry to the nearest whole year. Each year adds one row to the table, so a 40-year projection fills the table completely and the totals cover that whole period.

What happens if the rent field is empty?

The two summary figures become dashes and the yearly table is cleared. A rent of 0 or a term of 0 produces the same result, because there is no amount to increase and no year to list.

Does the calculator apply local rent control rules?

No. It applies one fixed percentage every year and ignores legal caps, notice periods, indexation clauses and exemptions. Check the rules that apply where the property is located before agreeing a new rent.

Does it include deposits, fees or taxes?

No. Only the rent you enter is projected. Deposits, agency fees, stamp duty and income tax are not part of the table, and the page does not convert the figures to another currency.

Can I model an irregular increase?

No. The percentage stays the same for every year in the projection. For a different rate each year, run the page once per period and use the last monthly rent as the starting figure for the next run.

Is my rent data uploaded?

No. The projection runs in the page and the figures are not sent or saved. Reloading returns the defaults of 50000, 10% and 3 years, so nothing you type is retained.
